MAINTENANCE MODULE

CMMS system designed especially for hotels,, focused on mobility and facilitating the notification of corrective tasks and the planning for preventive works.

Some of the functions of the HUB Buildings maintenance module are:

Report of incidents

Communication tool between the departments for fault management.

Assist with technicians’ involvement by attaching photos of incidents, as well as the attached documents for each procedure.

The technicians will be able to request room closures to reception, as well as notifying housekeeping department about cleaning after resolving an issue.

It has advanced filters for fast and efficient fault-diagnosis according to its type, room, equipment, department, date, etc.

Plan and record the periodic preventive works as well as all the technical/legal inspections according to regulations.

The system automatically generates the WO corresponding to the revision due on scheduled dates, according to the maintenance schedules of each piece of equipment.

Exports the revisions in Excel format, as well as generating the maintenance book in PDF.

Predictive Maintenance (Future planification)

Using the information from the year of installation and the lifespan of each piece of equipment, and taking into account the number of corrective measures carried out, HUB allows you to conduct the correct predictive maintenance alongside valuing future investments, organising preventive works, planning necessary HR and work shifts, etc.

Assets Management

Inventory of hotel equipment with all the necessary information: year of installation, lifespan, manufacturer, model and description.

Attach documentation relating to the equipment such as, technical manuals, operating protocols, photos, specifications, etc.

Coding all equipment and label generation including QR codes to quickly obtain a device’s fault history or technical manuals.

External Company Management

The system provides communication between the hotel and external companies contracted for facility maintenance.

With this, the technician can delegate a task in just one click, which will generate an email notification to the external company, which is recorded in the incident tracking.

Additionally, the external company can manage the revisions contracted for the facilities, recording the date and time that the revision has been made. Verify that the external company is attending the required inspection by scanning QR codes, NFC tags or Beacon technology.

BMS Integration

HUB Buildings are integrated with the hotel’s BMS system to receive and process technical alarms, automatically notifying the technical department, prompting a faster reaction.

For example, if the DHW tank falls below 50ºC, an automatic WO would be generated in order to resolve the problem before it affects all the hotel’s guests.

We also have the IoT module with which you can integrate sensors of any type to your HUB ecosystem.
